We develop the student housing of the future with sustainability at its core.

For SBS, sustainability is not just about reducing our climate impact — it is also a central part of our value creation for students, investors and society. By integrating sustainability work into every step of our business, from project development to property management, we ensure long-term attractiveness and stable returns.

SBS actively promotes sustainable urban development and energy efficient solutions. We believe that sustainable housing provides more satisfied tenants, increased property value and a strengthened market position.

Our three focus areas

Student Housing in the Nordic Region is working to achieve the vision that more students will have access to sustainable housing. The value base and sustainability strategy together form the basis of our work and will lead both the company and the industry forward. By working integrally with both sustainability and community involvement in the business, we create added value at all levels.
Developing environmentally sustainable housing
The real estate industry affects the environment and climate both during the construction phase and the housing phase. It is therefore important to minimize the impact that the real estate industry has on the environment. Through sustainable building materials, recycling, waste management and energy efficiency, we work to minimize the company's environmental and climate impact.

Our ambition is to ensure the long life of the properties and that the lifecycle has as low an environmental impact as possible. We apply the precautionary principle and actively work to limit, prevent and prevent the company from causing damage to the environment and health, where our sustainability policy guides our work in environmental issues. We also see that our active work with sustainability and development of already established land increases our chances of winning land grant competitions by meeting the increased sustainability requirements of municipalities and authorities.

Developing socially sustainable communities and areas
Own workforce
Our commitment to our employees is essential to ensure an engaging and safe working environment. By investing in education and a good work environment, we strengthen our ability to attract and retain talent, which is central to our long-term success. We prioritise safety, inclusion and competence development for our employees through a number of concrete measures. In 2024, we implemented, among other things, a new HR system with an integrated annual wheel for employee activities, automatic reminders for employee calls and regular employee surveys twice a year. We also offer a number of trainings and leadership programs for our managers covering topics such as difficult conversations, coaching and work environment. This work is important for us as a company, as it strengthens both our workplace culture and our position in the market.

Maintain business ethics and governance at all levels
Ensuring business ethics and countering corruption.
At SBS, we are aware of the corruption risks and unethical business behaviour that can occur in the real estate industry. We work actively to ensure good business ethics and transparent governance in all areas of our business to minimise the risks of negative impacts.

We regularly analyse the potential risk areas where corruption may be present - such as in complex supply lines, the use of subcontractors and cross-border contacts between the private and public sectors. The management team has overall responsibility for anti-corruption efforts, supported by the company's whistleblower policy, whistleblower function and code of conduct.

“Students feel best when they feel part of a community.”
In autumn 2023, when we opened the doors of the first apartments at Campus Star in Stockholm, the tenants had to face a new form of accommodation.

“The form of accommodation is based on two main insights. The first is that many students value their private living space with its own kitchen and bathroom. The second is that students feel best when they feel part of a community, with a proximity to social togetherness. Much has been about marrying these two insights into a well-functioning whole,” says Samira Mchaiter, Head of Administration.
