Strong foundations drive scalable and resilient growth.
Low counterparty risk
Higher education studies are free of charge, and students are entitled to state student aid of SEK 13,500 per month (2025), with the possibility of supplementary income through gainful employment.
This contributes to low counterparty risk through stable and long-term growing cash flows.
Regulated rental market
Historically, rent adjustments have exceeded the general inflation rate over time.
Higher rent per square metre is made possible by surface-efficient housing solutions.
High demand and cyclical sensitivity
Demand for suitable student housing remains high, while supply is limited as a result of low private market presence and limited innovation.
SBS is the only publicly traded company with a focus on student housing, and aims to meet strong and sustained demand.
Growing student population
Student numbers are increasing at a rate 1.3 times faster than population growth at large; only 10 per cent of young people choose not to go on to higher education.
The structural imbalance between demand and supply, combined with a growing target audience, generates significant growth opportunities.

“Students feel best when they feel part of a community.”
In autumn 2023, when we opened the doors of the first apartments at Campus Star in Stockholm, the tenants had to face a new form of accommodation.

“The form of accommodation is based on two main insights. The first is that many students value their private living space with its own kitchen and bathroom. The second is that students feel best when they feel part of a community, with a proximity to social togetherness. Much has been about marrying these two insights into a well-functioning whole,” says Samira Mchaiter, Head of Administration.

Our properties - focus on the right position

Since 2021, SBS has grown strongly in major cities, especially Stockholm and Copenhagen, which today account for over 50% of property value. Together with new production in Jönköping, Karlstad and Norrköping, these cities make up 64% of the portfolio. Stockholm, Gothenburg and the Öresund region — where Lund is highlighted as a future growth location — account for the majority of both rental and property value. The strategy is based on creating critical mass in attractive growth localities for efficient management and long-term demand.

Market trends

Increased demand for student housing
According to the SFS Housing Report 2023, the housing situation has deteriorated in several study locations, including Gävle, Falun and Helsingborg. More students are now being forced to wait longer than a month for secure housing. At the same time, rents increased by an average of 4.3%, which further pressures students' finances.
Reduced new production of student housing
Boverket reports that municipalities expect the number of student housing starts to decline sharply in 2024—2025. In total, 14 municipalities are planning for a total of just under 2,600 student housing units during this period, which is a marked decrease compared to previous forecasts.
Adaptations in building regulations to facilitate student housing construction
Boverket has proposed easing construction requirements for student housing, including exemptions from accessibility and usability requirements for a certain percentage of housing. This aims to simplify and speed up the construction process to meet the increased demand.

Our history

2018
Studentbostäder i Sverige AB was formed through a consolidation of real estate companies and acquired 21 properties as the basis for its initial portfolio.
2011
Sleep quality metrics and sleep notes were introduced
giving users actual insights into what affects their sleep and how to improve it.
2019
Expansion through the acquisition of properties in Luleå (approximately 1,400 student housing units) and Karlstad (approximately 160 student housing units). New shareholders were added through these acquisitions.
2020
• In October, it was announced that Prime Living AB and Studentbostäder i Sverige AB would merge.
• The merger was completed on 8 December and the company changed its name to Studenbostäder i Norden AB (SBS).
• On December 18, SBS was listed on the Nasdaq First North Growth Market.
2021
In April, an expansion into Denmark was announced via a new construction project worth SEK 1.6 billion.
• In May, SEK 500 million of sustainable corporate bonds were issued.
• In September, the company entered Norway through the acquisition of student housing worth NOK 111 million.
2023
Move-in began in newly produced properties in Norrköping and Stockholm, adding 1,241 student housing units.
• A national housing queue system was launched in which people from the age of 13 could register for student housing in 15 Swedish cities.
• A rights issue was carried out which contributed SEK 331 million to the company before issue costs.
2024
• Refinansierar krediter om 770 MSEK till längre löptider och längre ränta.
• Tecknar hyresavtal med Handelshögskolan i Stockholm omfattande 107 studentbostäder.
• Avyttrar bostadsfastigheter i Karlstad om ett underliggande fastighetsvärde om 132,5 MSEK.
• Refinansierar ytterligare banklån om 758 MSEK till sänkt kreditmarginal och lägre löpande amortering.
